AVEN is a 41-story mixed used apartment building in the South Park neighborhood of downtown Los Angeles, CA. It includes 540 apartments, ground level retail spaces, and above grade and subterranean parking garages. In an effort to expedite and streamline the design completion of the project, Mack Urban relied on ACCO’s expertise to assist Glumac in the completion of the construction documents to deliver the project on time and within budget.
What ACCO Delivered
ACCO’s engineering and project management team guided Glumac to a complete and cost effective HVAC+Plumbing design. Our value engineering ideas were implemented to help lower the construction costs while maintaining a quality and efficient building. The project included a 1,200 ton rooftop condenser water plant with a two-cell closed circuit cooling tower and 2 boilers. Condenser water was distributed to almost 600 heat pumps throughout the building. Ventilation systems included whole home ventilation fans, general exhaust, and smoke control systems.
Due to the redundancy of fixtures being installed, all units were pre-fabricated, packaged, and delivered with just-in-time delivery. Custom built fabricated plumbing finish racks were utilized to fit within doorways and minimize the space they occupied when empty.
